Before we look at your books.

What do you reconcile from Airbnb and Vrbo?

We use the available earnings, transaction or payout reports to separate included booking revenue, guest fees, platform fees, refunds, co-host payouts, taxes and adjustments, then tie the net amount to the bank deposit.

Will my 1099-K exactly match QuickBooks?

Not necessarily. Timing, adjustments, taxes, co-host payouts and platform reporting rules can create differences. The service maintains a reconciliation and flags items for your tax professional.

Do you prepare or file taxes?

No. Bookkeepology provides bookkeeping records and works alongside your CPA or EA. Tax returns, tax positions, elections and legal advice remain with licensed professionals.

Do you file lodging or occupancy tax returns?

Not under the standard plans. We track the bookkeeping liability and supporting platform information. The owner or separately engaged tax provider remains responsible for registration, filing and remittance.

What happens if my books need cleanup?

Cleanup is scoped before monthly work begins and quoted separately based on the periods, accounts, platforms and condition of the records.

Which QuickBooks plan do I need?

Property-level class reporting generally requires QuickBooks Online Plus or Advanced. We confirm the appropriate plan and structure during the initial review.

What do I provide each month?

The agreed platform reports, bank and card statements, direct-booking processor reports, receipts or invoices for material or unclear items, and updates about property or owner activity.

Can I cancel?

Services are intended to be month-to-month with written notice, subject to the signed service agreement. The agreement controls all final fees, refund terms, deadlines and termination rights.
